MLS listed homes typically offer a co-op fee of 2.5% (intended for the buyers broker) and we share this with our "buyer" clients (amount equal to a 1% rebate of the purchase price and sometimes more) - amount can vary depending on purchase amount and fee amount being paid by broker/seller. Yet these independent home hunters were not being rewarded for their hard work. In addition, they were allowing the listing broker for the real estate they were purchasing to pocket the portion of the commission intended for the broker on their side of the transaction.
We began offering up to 50% of the fee paid to their side of the transaction... along with providing help and support in a variety of ways... including the preparation and submission of proposals, contracts and negotiation assistance.
